We have clients who have properties elsewhere but when it comes to their properties in Oklahoma City they love what they have. Just finished a portfolio loan in Oklahoma City and the client is ecstatic. 10 properties all on one mortgage. And nobody else would do that for him. But he says he doesn’t want to sell when he has around the country and even his apartment complexes because he could sell and buy in Oklahoma and make a little bit more money but it’s just not worth the hassle so he’s keeping his investments elsewhere.

How do you handle leverage when it comes to your portfolio?

My dad is retired Navy and retired Air Force and lives just outside of Tinker Air Force Base literally about four blocks from the main gate. There are a few people that go to Sunny Ln., Baptist Church that are property investors and we do portfolio loans for them or even new purchases. They love the market one gentleman I can remember actually was from the NE and he does have some properties up there but he finds that his properties in Oklahoma have tended over the course of time to make him more money just more cash flow every month.

Right now he’s out looking for properties just to put into his 30 year amortization bucket.

Are you paying cash for your properties or using leverage? If so what type of leverage do you look for?

What type of leverage are you receiving when it comes to flipping homes? Also when it comes to amortization schedules.
