I re-read Brandon Turner’s 7 years to 7 figure wealth pdf and I understand the whole year by year scaling process but I don’t understand how he’s getting these multifamily houses for 80% of market value and not accounting for rehab?? Is he actually just finding multi units that are turnkey and ready to move tenants in or?? Can anyone further explain this to me so I can get a better understanding. Thank you in advance.

AGENTPRO247 or LISTSOURCE ??? For finding motivated sellers.. looking for my first deal.. already built a list for possible cash buyers using Cody Hofhine’s method of Craigslist.. I would use listsource I have the money saved from a rental cash flowing for me right now but I heard agentpro247 is cheaper.. which is best for me? Looking to wholesale these deals!

Hello BP, I’m looking for my first wholesale deal & seeking advice on how to move forward. Here are the details:
I came across a FSBO sign via the referral of a bird dog.. I looked up the address and it's a vacant lot. I looked at the property right next to it and it says it's in pre foreclosure. I'm wondering if the lot is owned by the owners of the house that is in pre foreclosure because there are cars parked in the lot with a gate as a driveway. Even though I saw this while using google street view, I'm going to go drive by the property later on.
But what do you guys think? Do you think this is a good wholesale opportunity granted that the lot is owned by the next door owners that are in pre foreclosure.. or maybe if it's just the lot that is FSBO & the pre foreclosure house as separate wholesale projects? What steps should I take going forward if I should at all?

Hello BP, I am a beginner investor looking to specialize in wholesaling and buy and hold. My goal is to generate revenue through wholesaling to then reinvest in buy & hold situations and build my rental portfolio that way. I’ve been reading forum posts, books & watching as well as, taking notes on numerous webinars and YouTube videos to better my understanding of the business.
The problem is I’m dying to just get out there and take action already, but I’m unsure of what my first step should be and how it should be taken. I was thinking, as my first step, to make some business cards with my contact info stating that I’m looking to buy homes in the neighborhood etc. and handing the cards out to anyone that may know someone looking to sell their home quickly. Do you guys think this is a good first step? If not, please inform me of a more suitable first step & possible steps to complete following that.
Any advice is much appreciated!
