tenants complain of paranormal activity

Two days before rent was due my tenant asked if I had been at their house the night before because the garage door was up and the light upstairs was off that they usually leave on.  I had not and suggested that the garage door sensor may have seen something and went back up.  I was over the next day to fix something and she was talking about this again and I said well I can change the locks.  She said well we don't think it's that and continued telling me about hearing foot steps and a candle falling off the back of the toilet into the garbage can etc etc.  And asked if I knew the history of the house.   I told her I knew the house was a foreclosure and the lady who owned it had been a nurse.  She said they were having someone her mom knows come out Sunday to I guess get a reading on the house?  And invited me to come.  I did not. 

Today, rent is now 3 days late, and she texts me wanting to meet up to talk to me about what they found out about the house.

I told her I was not available but she could call or text me.

She responded, " well it's a lot really, if you have any spare time where we can meet up with you asap that would be great.

I have a feeling they are trying to get out of their lease which just started in Dec.  Any advice or suggestions on how to handle this?
