@Zachary R click everything @Ryan Dale said is spot on. Buying off market deals is your best bet, marketing for your own deals is great if you plan to scale. Define your goals and objectives and then build a plan around that. A bunch of us investors get together for lunch once a month let me know if you want the details to join us.

@Michelle Castaneda I would second @Noahswank Wichita is a very strong market, I know many out of state investors find it attractive and a safe return.
