The flying metaphor is great, @Jay Hinrichs!  I have 33 hours of flight instruction but mom talked me out of taking the test saying, I would never fly enough to get really good at it because I'm too focused on real estate. Mom was right but I do love aviation! Let's go sometime and do a podcast from 2,500 feet!

@Bobby Narinov If you find good property managers, treasure them but many are marginal or even worse. Self-management is a great option and you can do it long-distance because we have the tech tools nowadays. My hope is that we'll see a lot more managers offering à la carte or un-bundled services so investors can just buy what they need. My favorite option is to have a good manager, or even a traditional real estate agent, take care of the tenant turns then just have the tenant pay you directly each month. if there's ever a problem, they can be a good contact for you in the future too. I've done several podcast episodes on this as it is a great way to empower investors.
