Thanks @Will Fraser  Yes, duplexes are fine, especially when trying to get more units within the Fannie Mae Freddie Mac 10 loan limit but I still like SFRs best of all.

Thanks @David Lee Hall, III. We have a lot of new content coming out about self management, in addition to what we’ve already published.

We didn’t file a civil claim. They never paid. I do know a lawyer who won a case or settlement against them, I believe it was in Arizona. Not sure how much money he got.

When disaster strikes, property owners shouldn't have to fight with insurance companies on bad-faith issues to get their claims paid, let's let the lender do this. If, or when, a claim occurs, @Chris Clothier, the insurance company will be much more likely to pay up for a lender, and their battery of lawyers, protecting their collateral than a little owner desperately trying to protect their equity. Real estate is the best investment but it's a crappy bank. We need to let the lender be our 'partner' in the properties, and what a great partner they are! 

And we didn't even discuss the impact of, even moderate, inflation - what a bonus, it's like ROI on jet fuel, wow!

As I always say, the best insurance is a high loan balance. If, and only IF, we could actually own property free and clear - which is totally impossible because we all have a perpetual lien called property taxes and maybe an HOA too, it would move the needle in favor of paying off a mortgage but not much.

I still think ultra-cheap, fixed-rate leverage is a gift from God we should appreciate and use, when possible. I did a YouTube video on this from a very windy Scandinavian cruise last year. Just search Paying Cash vs. Using Debt to Purchase Real Estate? and let me know what ya think.
