Choosing best tenant

Hey guys,

I start renting my property on Tellus and let them post the property for me, but I've got too many potential tenants now. Although tenants will take a screening report, I wonder what I should pay more attention on the applications. I really wanna find the best tenant for my house! Any advice is appreciated!

@Grant Delmonte the applicants should be asked a few questions to narrow the field. 

1. Do you make at least 3x the rent?

2. What is your credit score?

3. Do you have any collections, judgments, evictions, or criminal history?

Those questions should allow you to narrow the field down to a select few.
