@Constantia Petrou I had an indoor pet rabbit when I was a kid, the cage stunk so bad we kept getting sick. They urinate and poop all day, the feces attracts fruit flys, it's a mess even when cleaned several times a week. Avoid at all cost unless you're prepared to charge them heavily for inevitable damages.

@Zachary Jensen if you dont raise the rent they may assume you are wealthy and generous and begin to ask for thing such as upgrades, leniency on rent, sub leasing etc.

I would immediately jump into side hustles to increase cash for down payment. I do Grubhub, Turo, and sell junk on ebay. People laugh at these and think they're above them all but i've made serious cash doing this and was just able to purchase 3 homes in the last 10 months in a very expensive market, Denver CO.

I would gather more side hustles and continue to save more money. It seems like you want to do the SCARLETT method, go read my article regarding this.

The implication is that you think you're gonna own these homes for the next 50 years when in reality you probably wont. You seem like the type who over thinks things then ends up not buying at all. Go where the money is.

The problem you may face is that the brokerage you join may not be willing to let you pocket as much of the commission as you are hoping for. Generally they start you with a 50/50 split but then also want you to have a co-agent to guide you through the first couple of properties (even if they are for yourself). I would format a list of questions regarding this exact topic and raise them during the interview process. I left one brokerage because they wanted 75% of my commission on a condo that I owned and wanted to sell. My next broker was much more generous, took a flat fee of $1500 on the sale then I saved $30,000 more representing myself in purchases. Don't be surprised if brokerages aren't thrilled about you wanting to buy property for yourself. Let us know how it goes.

It does have a bad rap for sure. As an agent we always spoke negatively of it with clients. Its my understanding its a mess of legal paperwork that require lawyers and much more complex than a lease, I could be wrong though.
