As a landlord and investor over the last 7 years, i tell myself "its just a job" and its "not always going to be fun" to prevent burnout. I would tell others to have patience, even cash flowing $5500 a month doesn't automatically mean you're rich, don't blow the money and don't rush into a deal!

Honestly I would look at your diet, are you eating junk? You shouldn't be exhausted mentally or physically from a teaching job. I worked in youth corrections with the worst children in the state, but still had the time to investigate and educate myself about real estate. It does come down to how bad you want it. In the back of your mind you probably know you don't want to be a teacher forever, that should be motivation for passive income that real estate can potentially bring. If its important you'll find a way, if not you'll find an excuse.

Looks like you have a long way to go. I would listen to the numerous amounts of podcasts that discuss this in great detail. As you're doing that, i would also get involved in every side hustle you can to start saving up money.

Yes its definitely a mess and also a safety hazard.

I probably wouldn't be willing to do this. I'd prefer to keep government out of my business but it seems like a decent program.

I'm a big fan of "if you don't like it, leave". If you already have a poor relationship with your landlord for any reason its best to cut ties.

I don't think this would end well, he's getting way too much. You're better off slowing learning rehab yourself and contracting out each portion to people who are ready and willing to complete the project.

The realtors you spoke to may assume you aren't serious. Are you asking them to "find you a deal" and saying you "wont pay above list price"? Or are you sincerely telling them you're ready to write an offer?  I would keep trying as opposed to getting discouraged.
