Post: Pre Foreclosure and Tax Sales

Right now I have been tracking the foreclosure filings that have been coming out of the counties newspapers, with plans of skip tracing these individuals. I am wondering though with the foreclosure auctions a month down the road, is their enough time for me to reach out to the owner and try and get the property under contract with the intent of wholesaling it or do I need to focus on another avenue of trying to wholesale pre foreclosures. Besides looking at these newspaper filings what other ways can I go about getting these pre foreclosure filings as early in the process in order to have enough time to pull of the deal. 

My question for the tax delinquent leads is basically the same as well. If I get the properties that are going up for tax sale 30 days before the sale, is there still enough time to pull off the deal?

I have been researching pre-foreclosure, divorce, tax delinquent, code violations, and probate filings as lists for sourcing deals. Right now the best source that I have been able to get access to are the county news papers that are showing the foreclosure, divorce, and probate filings. However, I'm looking for the advice on the processes and resources that I need to get access to in order to consistently pull these filings in order to contact these leads. I've tried emailing the specific courts that handle each of these filings, as well as put in open records requests in order to see if there is a way to pull these lists online from resources that the county gives access to. So far I've had no luck, and I'm wondering if any seasoned list pullers on here can offer some advice on how to go about pulling these lists consistently with the most up to date information. I hear the best way is to go into the county court houses and get access to their computers. My business partner has went into Gwinnett Counties office and tried but wasn't able to figure it out. I've got a 9-5 so the only way right now for me to get in there is to take a day off and see if I can pull all of these lists in one day.  How do you go about pulling these lists from the counties computers once you are at the courthouse. Is it pretty easy to pull lists by say every divorce filing in the last 3 months, or do you have to go 1 by 1. Will anyone at these courthouses take the time to show you, or are you on your own there?

As for reaching out to these counties in regards to getting this info, I believe in most counties the Magistrate Court handles Evictions, the Superior Court handles Divorces and Pre-Foreclosures, and the Probate Court handles Probates, but correct me if i am wrong. What about code violations, and tax delinquent filings. What courts or county branches will handle these filings. Essentially I would appreciate any advice on what the best way to go about getting these lists would be. 

Also if anyone knows of any List brokers in the Metro Atlanta area, or website subscriptions that are best for tracking these leads than I would love to hear them.

I've been spending some time on pre-foreclosure and divorcee lists. Through my initial research I've found that going to the public notices section of each counties online newspaper is so far the best way to see which properties are going into pre foreclosure and all divorce filings in that county. However, I'm interested to hear from others if this is a worthwhile exercise, or if their is another avenue to look into where I can see these pre-foreclosure and divorce leads even before they come to the newspapers public section. In Georgia, what is the best way to access these leads, besides going to the court house and manually searching. Are there any great websites out there that are updated every single day and can be relied upon for accuracy, or any list brokers that you may know of which specialize in the surrounding metro Atlanta counties. I'm ideally wanting to see these leads the day the NOD's and divorce filings are filed so that I can have enough time to work out a solution for these owners. I'd appreciate any advice and help on this subject. Thanks.

Hello, I'm in search of a company or individual who has the ability to skip trace a list of hundreds of property owners in order to obtain their phone numbers, is there anyone in the Atlanta area that may have access to something that works with a greater than 50% success rate. I know all about the TLOs, and Beenverifieds, but I'm really looking for someone who's got their own programs who can provide accurate numbers. I'd appreciate any advice on this topic. Thanks.

I've got a potential vacant lot that I may be able to wholesale or build upon myself and I am in need of a closing attorney in the Atlanta area that can provide me with guidance and a contract to take to the owner to hopefully get the lot under contract. 

I'm also open to working out a joint venture with any builders on here who see this, and if any builders see this, please shoot me your contact information and the areas you build in. This lot is in a hot new construction area. 

I'd appreciate any recommendations on good closing attorneys who are investor friendly and have experience doing wholesale transactions.

I've identified some vacant land parcels and believe there may be an opportunity to acquire these lots for new construction opportunities. I was planning on writing a letter to these absentee owners with the hopes of them selling me their lot. Besides stating that I would like to buy their lot, what else should I include in my letter to make the chances of them responding higher. Also, are there any other creative ways to make contact with these owners that you would recommend.

@Alex Hugo  Appreciate the feedback. I've done some market research on the area, and it's certainly a little different than from what I've seen in Atlanta. It's going to take some time to learn the market, but like you said there are always niches to play in. I'm planning on showing up to city and state coffee next Wednesday so maybe ill see you there.

Rick Baggenstoss Thanks for uploading that. What does it usually cost all in to convert the carport to living space. I'm assuming this was something that you did have to get permitted.

Thanks for the feedback guys, and I look forward to seeing you guys at City and State coffee in the future. If you were to focus on one zip code here for finding off market deals through direct mail, etc. where would you focus on and why. 

Also any good wholesalers in the Memphis area who move a lot of product, I'd love their contact information.

About to relocate to Memphis for a job, and I'm looking to do some fix and flips in the area and surrounding markets. What areas are experiencing the greatest appreciation. From the research I've done so far on at least the Memphis market, it looks like a lot of fix and flips are sold off to turnkey investors. Any information you can share about getting started in the Memphis market would be greatly appreciated. Also any wholesalers that you may know of, I'd love to get in contact with them and take a look at their stuff. Looking forward to the feedback.
