I'm looking into doing my first mailing campaign utilizing ListSource. I wanted to reach out across the forum and see if anybody had any tips or criteria that they incorporate into their lists to make them more effective in targeting properties for a fix and flip strategy.

So far here is my criteria:

City: Atlanta

Maturity Date- Should I use this and what should my criteria be. Right now I have 1987-2010.

Bathrooms:2-5

Bedrooms:3-5

Last Market Sale Date: 1987-2010

Equity %: 40 to 100%

Address Completeness: Mailing Address Complete

Exclude Corporate Owned and Trustee Owned.

Included Absentee and Owner Occupied.

I'd appreciate any feedback on this topic.

I'll end up only spending around a couple hundred a month but as I ramp things up I'd like to do at least $1000 a month. I'm currently looking for fix and flip deals in SE and SW Atlanta, Decatur, Mableton, Cobb, Stone Mountain and so forth that I can acquire at under 100k and are primarily cosmetic rehabs. Ideally 3bd, 2ba, over 1000 sqft. I'd be interested in looking at any deals you might come across.

So far I've got a list of 77 addresses, which is ok due to the budget that I am looking at for starting off. 

I looked at incorporating only individuals who are 50 years and older, but each time I did that my list went to 0.

I'd appreciate any feedback on this topic.

So I talked with the permit office of Dekalb earlier, and she notified me that the only permit they have on record for the property in the last 25 years was a permit to repair fire damage from 1990. Therefore and correct me if I am wrong but I would have to tear this addition down to bring the house back up to code or at least take it through the permitting process if my end goal is to retail flip this property. 

Also I have been looking at a lot of 3/1 and 2/1 properties that could have some good potential for a flip but I've stepped back due to the fact that I don't have a good estimate of what the cost are to add a new bathroom or new bedroom. 

What are you guys typically paying to add a new bathroom to a house, either by building within the existing square footage, or completely adding new bathroom square footage.

I'm looking at a typical ranch style house in the 30032 market in Decatur that has an addition, and I am curious as to the what the typical process is in finding out whether this addition is permitted or not. I'd appreciate any feedback on this topic.

I've put together a list of distressed properties in my market and have conducted research through the county tax assessors website on these properties. In order to make my list the most cost effective once I begin sending mail I was wondering if anyone could clear up some of the things that I have seen in the tax assessors records.

1. Properties listed as a life estate or either joint trust- Are these properties worth mailing to and has anyone completed a deal with one of these types of owners. 

2. Properties with the owners address listed as a Po box #.- Why would an owner have this?

Any other tips on creating a more efficient direct mail campaign is greatly appreciated.

Looking to buy an REO property and rehab it, either for personal home or as a flip. Where are the best places to find REO listings in Georgia?
