@Jorge Marquez It always depends case-to-case but we always advise for the borrower to try and have the refi lined up and ready to go for when the time is right. We don't want our borrowers getting stuck in our loan with nowhere to go because no one wins in that situation

@Devin Williams I work for a hard money lender and we don't require and LLC nor are we opposed to working with newbies. I think it just depends who you talk to. In my experience, opposition to working with newbies in some ways is an indication they're not willing to take the time to talk with you and help work you through the process and be a teammate more than just a lender.

Working with a borrower on the financing side and he asked me my thoughts on what the Houston market will look like in 3, 6, 12 months. I have my own thoughts but I know there are some super smart people on here and curious what everyone has to say...
