Well....I have 4 Airbnbs and ONLY list on Airbnb, so I guess I am exempt from #1, ha ha.  I also agree with the Kleenex commenter.  

And I'm the longest-running AIRBNB host in my entire town, so I get to call mine that no matter what, ha ha.  9 years in...

That sounds like a dream situation!  I don't have anything of value to add, but I wish you luck and would love to follow your journey.

Nice work, but "adding value" isn't only in the furnishings.  Did you do anything to the outdoor space?  Add a game room?  A fabulous coffee bar?  Anything?  Just wondering.  Good luck to you!

I like that you focused on multiple goals, not just cash flow.  So many people ONLY focus on that.  I know it's important, but it's not everything.  Good luck to you!

In addition to using the Enemy Method that Luke Carl teaches, I suggest you check out some of the following sites for rental projections and then average at least 3 of them to get a good idea of what your property could earn. (There are others as well - just Google!):
