PS: In my experience, all travel nurses are a little crazy AND they have a dog. (Nine years STR/MTR experience talking here.)

Maybe you don't understand how the algorithms work. The ADR is an average, not a current nightly rate.  And contacting the host off-platform isn't a guarantee your rates will be different.

I cover the Emerald and Forgotten Coasts (basically the Panhandle), and I can tell you we have VERY FEW multifamily properties here.  Almost none.

All of these questions make me think you don't have a Realtor who specializes in STRs, which is unfortunate (if true) as they would be able to guide you to tried and true recommendations. Even if they are NOT an STR specialist, I would reach out to them to see what and who they recommend.
