Ha ha!  Yes!  I was actually BORN in PC, but I actually bought the property while living in Houston!  (PLEASE SEND BREAKFAST TACOS, ha ha!)

I'm living proof that you can manage from afar when you don't know what the hell you're doing!

Hi Jake - I think you are an STS client here on the Emerald Coast, no?

A relatively low-cost backyard add is a kids' playset. One of my STS clients bought a property last year that already had one, and I think the sellers were relieved they didn't have to move it.  I see a LOT of STRable property, and I have only come across TWO with playsets.  I think this is an overlooked option that would draw a lot of families.  Good luck to you!

Yes!  DO IT!  In my beach market, there aren't ENOUGH hosts with these kinds of attractions.  Some days it rains.  Some days people have had enough of the beach.  They need things to do inside.

I do STR/MTR in my market with my own properties and have had good luck with that. It's important to manage your calendar so you don't allow far-out STR bookings that would interfere with a more recent MTR stay. I don't open my calendar for a year at a time like a lot of people do (and like Airbnb wants you to do). This may hurt me in the algorithms, but it works for my cash flow,

It's also crucial to have parking sufficient to the property.  In my market (Emerald Coast/Panhandle of FL), I often see homes built to sleep 12 or more with only 2 parking spots. We are a regional drive-to market, and 2 spots makes it hard to accommodate everyone in that party.  It's not something everyone thinks about when buying, but it's super important.

I would also look for places/ways to add value. Is there a garage that could become a game room? Is there a yard that could accommodate a hot tub, pool, or kids playset? These upgrades can take even an average property into good-producing STR territory.

You need to call at least three insurance BROKERS and also compare against kin.com, Proper, Steadily, and Foremost.
