Post: Wholesaling a section 8 rental property

I am a Realtor in Texas and have the opportunity to wholesale a house that is currently under section 8 with a longtime tenant in place who has always paid on time for the last 10 years. Tired landlord wants to get rid of it, though, and the tenant wants to stay. Is it possible to wholesale a property and keep it under section 8 through the assignment to close process? If so, how would I need to handle that?

Is your MLS using the Matrix system? If so, on the quick search screen, down at the very bottom, there is an "Add Fields" button. When you click on it, all kinds of criteria comes up alphabetically, including DOM and CDOM. Click on those and it will add that as an additional search criteria at the bottom of the page. Use it alone or with other default criteria. Happy hunting. :)

Holy cow. This is so so sad. But it makes me wonder why the inspector didn't catch more of this stuff. Or at least suspect there was much more wrong from what he did see and advise the buyer of it.

Try Sears Outlet Stores. Oftentimes you can find separate appliances of the same brand far less than "packages" at the big box stores. And yes, you can find good deals on appliances other than scratch and dent. Or the scratch or dent may be on the side or back where it's out of view. And they have refurbished products, too.

 Yes, the house was brick when it was built. The owner put the stucco on himself. He didn't like the brick, thought it would look better with stucco. Oy.

So I came across a house today that the current owner had put a white stucco facade over all the brick on the exterior of a house. It wasn't a very well done job, either. You could see the edge of the backing screen in places and it looks cheap. House was built in 1986. I would assume that this could not be removed without damaging the underlying original brick? Has anyone run across this before? Not to mention the entire interior of the house was painted periwinkle purple, but that's a whole 'nother story, lol

I am a relatively new agent as well and have found that some agents aren't as conversational as others. I've even dealt with one who would only text! Oh my. On the feedback form, I would keep your feedback short, very concise, and sweet and end your feedback with the statement "writing an offer, expect within 2-3 hours". This way, you are setting the expectation that you are serious. Then, with the offer, include a cover letter that goes into more detail about how you arrived at your offer. Always open your letter with how great the house is, what you like about it, the amount of potential it has and why your offer should be the one accepted. And remember, it's a numbers game, even when you are an agent. Hope this helps!
