Great advice, Wayne. I called my title company and for a cash deal, no problemo! :) Thank you!

I'm an agent in Texas. An investor contacted me wanting to buy a house using his money but buy in his mom's name (her on the deed, not him). She is okay with it and he has the money, I have seen his bank statement. He is not gifting the money to her. He is buying to rehab and re-sell. Is this legit?

How does one determine the rental property saturation versus homeowner occupied property of specific neighborhoods?

Hi David

I use Rebogateway and I love it! I've had it since October last year. I have not used List Source so can't speak to that. Rebo is very easy to use and to export from. I get daily emails about Notice of Default for what properties just went on record, Notice of Sale and even Estate Sales. They have great downloadable training materials and be sure to signup for the initial webinar if you sign on. Great explanatory information about the system in those. I use it for farming as an agent and for probate on the investment side of my business. It's definitely a keeper, in my opinion.

What a great thread. Glad all this was explained so thoroughly from all perspectives. @Nuhan Demirkan: Would you care to share how you explained the assignment fee to the seller? Thanks in advance!
