If the hustle is what you are after!  Wholesaling would be a great option.  Read a little about it if your not familiar.  You could do amazing things if you really can hustle.

Always do a hydrostatic test!

My last property I had the foundation repaired and they did the leak test after.  They explained to me I could not get my foundation warranty with the leak.  Surprise Surprise, I didn't even think about under the slab plumbing and thought I knew the BIG ticket items.  It turns out there were corroded pipes and roots from large trees that had really done a number on the pipes.  I had bids from $6500-$25000.  Most were in the $17000 range.  I had to replace all of the plumbing which was cast iron to PVC.  Very large lesson learned that I hope you can learn from me and not while doing a rehab.

Just wanted to say good luck to you both!  On a side note, a buyers list is great I am not knocking it.  But if you have a solid deal you can post it on BP and it will be gone within days if it even last that long.  Focus on getting the deal, the buyers will come to you in this market.

Hello All,

I am one year in on REI and I absolutely love it. I acquired my RE license just for this purpose. I am putting in about 35 hours weekly so far and more than ready to leave my job in the next year which I work 10 hours weekly but make full time salary (family business).

My question is would it benefit me to do a JV partnership and how would you go about that if you were me?

What I bring to the table is my RE license, analyzing the deal, rehab experience, time and funding at 8% no questions asked.  

I was thinking partnering up with someone who could bring the things I am lacking to the table.  These things being already having a pipeline of deals, marketing currently, boots on the ground, and tag teaming managing the projects. 

What are your thoughts and how would you approach it if you were me? 

I appreciate any and all advice.  I am listening with open ears.
