Would a JV benefit me? Need seasoned Vets help here!

Hello All,

I am one year in on REI and I absolutely love it. I acquired my RE license just for this purpose. I am putting in about 35 hours weekly so far and more than ready to leave my job in the next year which I work 10 hours weekly but make full time salary (family business).

My question is would it benefit me to do a JV partnership and how would you go about that if you were me?

What I bring to the table is my RE license, analyzing the deal, rehab experience, time and funding at 8% no questions asked.  

I was thinking partnering up with someone who could bring the things I am lacking to the table.  These things being already having a pipeline of deals, marketing currently, boots on the ground, and tag teaming managing the projects. 

What are your thoughts and how would you approach it if you were me? 

I appreciate any and all advice.  I am listening with open ears.
