Hello I am seeking information from real estate owners  that rent homes to senior living operators. I am wanting to entertain a landlord approach to fulfill a need of providing homes to the growing senior population in slightly rural areas without running the day to day operations of providing assisted living if needed. I’ve seen this approach but do not have the details where an investors rents several homes to a senior living operator that may house one to two people per home.

I am looking for accurate cost to tap sewer lines in Nashville, Tennessee on undeveloped land that is in the city limits? I have researched the Metro Sewer/Water tap fee schedule and read forms on BP that gave an estimate of $9k upwards to $20k.  The property in question will support four to six houses. I am also interested in learning if an Engineer would have to sign off on the process?

Hello I am looking to partner on a venture to build in a development that will consist of several town home/apartments. Each building will have six to eight units. I have experience in building and securing financing will building single family homes but I'm looking for insight on loan options available for the commercial scenario. A couple of my main questions  include:

Are new construction commercial loans based on the rents the units will generate or is this a moot point.

Outside of hard money, private cash investors what other loan options are available to build new construction commercial properties?
