Hello I am looking to partner on a venture to build in a development that will consist of several town home/apartments. Each building will have six to eight units. I have experience in building and securing financing will building single family homes but I'm looking for insight on loan options available for the commercial scenario. A couple of my main questions  include:

Are new construction commercial loans based on the rents the units will generate or is this a moot point.

Outside of hard money, private cash investors what other loan options are available to build new construction commercial properties?
