Investment Info:

Townhouse buy & hold investment.

Purchase price: $175,000
Cash invested: $38,413

First LTR, my lease is structured for 12 months and the unit rents at $1600 a month. My plan is to hold onto this property for at least 10 years and to use the cash flow to help fund new deals in the short term rental space.

An easy method to save money is through Credit Card Hacking. Unfortunately we live in an economy where debt is king. Thus we are incentivized to use credit cards and apply for loans. With that being said most credit cards can give you 1.5% - 2% cash back. So instead of using debit cards or cash I use credit cards for all my personnel and business transactions. This on average each year yields me approximately $500 - $600 cash back. This money was generated simply through buying goods and services on a credit card. Put your new found cash into a high yield savings account each year and repeat the process. If you follow these steps you would have increased your savings account each month/year without having to change your lifestyle. !!!WARNING!!! This method only works if you know how to budget your money and live at or below your means. Let me know if you have any questions.

Good Evening Bigger Pockets Community,

Is it common for tenants to pay for the ADT security monthly payment or should the landlord provide that security as an expense. I thought about possibly including it in the rent but that will obviously make the rent higher thus putting the rental over market value.

Its official I was just notified that my offer for my first rental property was accepted! In total this will be the 2nd property I bought this year. I am currently house hacking the home I am in today, this yields me $1000 in extra income each month. After running through rental trends for rental property, I am expecting to receive $308 in cash flow (7.53% Cash ROI). In total this will put me at $1308 a month in cash flow with only two properties under my belt! Thank you Bigger Pockets for all the advice, motivation and encouragement. I still have a lot to learn, so best believe questions and comments will appear from me. I will keep the forums posted on my adventures and when I will purchase my 3rd property.
