1st Rental Property (Deal Closed)

Its official I was just notified that my offer for my first rental property was accepted! In total this will be the 2nd property I bought this year. I am currently house hacking the home I am in today, this yields me $1000 in extra income each month. After running through rental trends for rental property, I am expecting to receive $308 in cash flow (7.53% Cash ROI). In total this will put me at $1308 a month in cash flow with only two properties under my belt! Thank you Bigger Pockets for all the advice, motivation and encouragement. I still have a lot to learn, so best believe questions and comments will appear from me. I will keep the forums posted on my adventures and when I will purchase my 3rd property.
