Tenants Paying ADT Security

Good Evening Bigger Pockets Community,

Is it common for tenants to pay for the ADT security monthly payment or should the landlord provide that security as an expense. I thought about possibly including it in the rent but that will obviously make the rent higher thus putting the rental over market value.

Hey @Jamel Brown, I would say it all depends on the location that the home is at. Generally from my experience in Houston,Texas landlords don't include it. But if if the home is in a area that you might think that it adds value to tenants then I wouldn't see why not to add it. Might even attract better quality tenants too, just a thought.
