That strategy should work find in smaller markets as well, it's really about finding the right deal.  You'll just want to make sure you underwrite it well. We have a lot of experience doing this in Anderson but I am not familiar with the Lafayette market.

We've had great success finding 1%ers outside of Indy in Anderson.

We created an invest map of Indy on our website, DM me if you want a link to it.  Indy is very inconsistent so it's important to have a local agent or a really clear understanding of where you are buying.

As a local PM, we always use attorneys for evictions.  We use this firm and have had good experiences with them: Thrasher Buschmann & Voelkel, P.C.

Also - April - June are great times to visit the Midwest - weather is reasonable and that is easily the hottest time of the year for our real estate market!

I would arrange meetings with local agents/property managers for your target markets.  They'll be able to advise you on areas to explore. Sounds like a fun trip either way!  let me know if you need any advise/information on Indy.
