This is a well maintained college rental with parking and detached garage. Currently rented through July '18. Tenants responsible for all utilities. 

Value Add- Basement has a walkout to the backyard- there's also a music studio that needs to be converted to a bedroom- that adds $450/month to your rents- cost $2000 to get rent ready. There's also a 1/2 bath in the basement. I have 0 vacancy in this house. 

5 minute walk to campus

5 minute uber to downtown cincinnati

Selling because I have another real estate opportunity I'd like to pursue.

When you say muli-families, do you mean 2-4 units, or 5 +?

Stay away from Cincinnati... nothing to see here!

In the cincinnati market I've been able to hit 1.45-1.75% off the bat in B neighborhoods and as I upgrade/increase rents hope to push those closer to 1.75%-2%.
Jimmy L. Local investor in cincinnati. I direct mail market for personal investments. I wholesale the deals I can't take down. I work in your price point typically $120k-$180k. Jordan Bochner I think you should start now- the benefit of using the fha will be there in 15 months. With $30k saved, you can surely get a SFH rental or small MF, and after 12 months it'll be on your taxes and considered as income from most any bank when you go to qualify for an fha mortgage on your house hack in 15 months. I have SFH currently rented to 4 chemical engineering students at the university of cincinnati. It's a 5 minute walk to campus and a five minute uber to Over the Rhine(hipsterhangoutcentral)- https://www.nytimes.com/interactive/2017/08/17/tra...

There is a value add compenent in that for about $5,000 you can turn a former basement music studio into another legal bedroom ($450-500/bed)because there is a basement walkout.  There is also a bathroom downstairs that can be updated for a 3rd bath.  In a densely populated area- it has parking in driveway +detached garage for about 4-5 cars. 

CENTRAL AIR- 

Have not had a vacancy in any of my units including this one- lease ends at beginning if next school year- so more students/young professionals can love in as soon as others move out . 

Also, I pay 0 utilities. Just insurance and taxes.

Samuel, I'm an investor in Cincinnati, I focus completely on higher end rentals near the University of Cincinnati. There a great many benefits when investing near the university- its the largest employer in Cincinnati, student population growing 6%/yr, I've had 0 vacancy, it's just 2 mi from over the rhine(think silver lake) and downtown, it presents cash flowing deals while well in the path of appreciation, and every major hospital in the city is within 1mi.
