@Bart H. While P&G is the second largest company HQ'd here, it's not even one of the top 9 local employers. 

Kroger- 21k

Children's Hospital 15.5k

University of Cincinnati 10.5k

UC Health 11.2k

Mercy Health 10.4k

General Electric 10.5k

CVG 12.5k

Proctor and Gamble is at 10k. It's vital to the area, but it's not Walmart to Bentonville, AR. Cincinnati has 10 other Fortune 500 companies HQ'd here, such as Kroger, ahem...Macys, General Cable, Cincinnati Financial, Fifth Third Bank, along with a few others I can't seem to recall at the moment. 

There are a lot of anchors from an economic standpoint that give me confidence in Cincinnati, be it the Fortune 500 companies, or one of the fastest growing research universities in America in UC. Cincinnati also has a certain 'cool' factor it has lacked in the past... many of my late twenty something friends are moving back from Chicago, San Fran, Austin, etc, in large part because Cincinnati has been revitalized in many parts of the Urban Core, and still offers a tremendous cost of living compared to places like Seattle, Nashville, NYC, etc. 

I'm a firm believer in what's going on here in Cincinnati... and out of state investors are starting to pick up on that as well.... my last missed deal had 6 out of state bids.

I like Cincinnati because you have a myriad of unique neighborhoods affording investors the opportunity to utilize different investing strategies. There are A neighborhoods like Hyde Park, Oakley, Mt. Lookout, while with higher price points, also a safe bet to appreciate 5-7%/year. You have transitional neighborhoods in the B-C range like Madisonville, Northside, Walnut Hills, and Norwood that provide good flip opportunities and rentals as well. You can invest in student rentals with the University of Cincinnati, Xavier University, Mt Saint Josephs, Cincinnati State, and Northern Kentucky all nearby(80,000 total). Price Hill, West End, Westwood, and other C-D areas offer high returns, the 2-5% type deals.

That being said, it's a city you need to visit, or have boots on the ground because neighborhoods change drastically very quickly.... different ends of the same street can be.... well very different. But, I enjoy investing here and think it provides opportunities for all types of real estate investors.

Madisonville has been “up and coming” for the last 20 years... mostly because it’s vicinity to some Class A neighborhoods— The commercial district there remains untapped— not saying it’s not ripe for gentrification, but nothing has changed in a good long while.

I can tell you there is stiff competition in OTR and throughout the urban core... IMO you’ve missed the boat on really good deals in OTR- not that you can’t find them, but they’re likely in need of hundreds of thousands of $ or on the fringe of OTR and downtown in areas near D neighborhoods— these are probably 10-20 years from gentrification. 

That being said, they’re are still other areas in the urban core that are good for wholesaling,  but it’s so street to street, I think you’d have a very difficult time without being local and truly knowing not just the neighborhood, but the street you’re buying on.

I've never heard of the GreenHills neighborhood you're referring to. Could you mean Green Township?
