Literally the entire urban core, any of the 52 neighborhoods in Cincinnati contain good investments.... really depends on what type of tenant you want ot deal with, what your price range is, and what your strategy is -flip, b&h, etc.

There are quite a few neighborhoods that are choc-full of 2-4 units buildings/old divided row houses. Depending on price point, here are some of the areas i really dig: 

Camp Washington

Pleasant Ridge

Covington(north of 12th)

Newport

Walnut Hills

Norwood

Westwood(certain parts!)

Northside

Just curious, why don’t you just narrow it down to one city, and get to know that area really well?..... which will already be very difficult from Chico. Just my two cents- I focus on one very specific area in Cincinnati and don’t intend to venture from there until deals are gone.... Socive always thought people investing outside should be a little lore narrow minded, find somewhere, and get to know it like their own city.

Figured I'd throw it out there to anyone in Denver looking to invest in Cincinnati. I was born and raised in Cincinnati and actively invest in a few different neighborhoods. I do mostly Buy-Hold, with some wholesaling as it comes up. 

I'll be in Denver for the craft beer show for my other job all week..... if anyone is interested in grabbing a beer/coffee, I'm happy to share my insights on my hometown and its RE market.

@Bevin Morgan typically you'll be able to find 10-15% down options on SFH investment properties(will have PMI until 20% equity threshold).... 20-25% on investment MF's.... and then if you live in one of the units.... you can get products such as FHA with 3.5% down payments(will have PMI until 20% equity).

I was a little older than you when I started... 25, but had the same concerns..... so I actually migrated towards the neighborhoods near our local university, where I could cater to young adults.... and I'd just tell them I manage the property-nobody, with the exception of parents asks who owns it.... they don't really know or care who ultimately owns the property. The only problems I've really had is with regular folks(non-students).. and that was my main concern.... a 50 year old working person listening to a little 25 year old telling them rules and policies- can be tough. 

You'll figure it out.

Just looked at the Youtube Video on Morris Invest homepage.... this sentence makes it pretty clear he's targeting inexperienced and unsophisticated investors... pretty sick...  "If you have achieved financial freedom, great, then you probably don't need to watch today's show." 

Should read, "If you're an experienced investor, I'll probably have a difficult time pulling this off, so please stop watching. Now, for all people from LA, SF, NY, etc that are struggling to achieve financial freedom in incredibly expensive cities and have no true inclination as to what a F-D neighborhood in Indy looks like.....well I've got the stuff for you."
