@Brian Mahon  you may want to reach out to NRL mortgage, if your credit score and income requirements suffice, the Cincinnati Port Authority has a grant that will pay your entire down payment(must be in city of cincinnati- so not NORWOOD).... but I was able to buy my first duplex this way for $0 out of pocket. Justin Allen at NRL mortgage is worth a phone call for sure. 

Believe credit score above 720 and income must be below $100,000(w-2).

Hello all,

I’ve got a few properties near the University of Cincinnati that I had intended on wholesaling to an owner(however, his full time job has taken him over seas abruptly). 

I own four properties in the neighborhood and am happy to share my experience, returns, opinion etc. These are both turnkey nice rentals. 

Only serious buyers as these will go fast.

Being a proud North Avondale Montessori grad..... this area is pretty rough. But, it's not far from good parts of NA and close to X... but that little area is definitely C/D... heavier on the D.

I own properties (college rentals) in neighborhoods adjacent to UC... that purchase price seems high to make #s work... the $500/mo parking doesn't seem realistic for the area unless you can bake into the rent.... off the top of my head those numbers seem a little tight... unless you can really juice the garage for $.

@Cody Fields you may not be in Miami, FL... but you are in a high traffic area convenient to many businesses and you’re right on I71– I’m sure there’s not a glut of competition in the area.... check out the hotel costs near—- you will likely need to start your price less than $100 so you can build up a solid bank of reviews— and slowly raise your prices as your demand increases. I’ll be curious to see how it goes.

@Vasanth Waran I have 4 properties within 1 mi of the University of Cincinnati and live in the neighborhood as well.... I do a fair bit of direct mail in the neighborhood and may be able to help you with finding a property.... the cupboard on the MLS is pretty bare. Please feel free to PM to chat further.

@Margie Richardson I'm curious as to which neighborhood you're talking about... I've never heard of Germantown.... is it in Cincinnati or outside of Cincy?

Norwood has a mixture... the closer to Oakley and Pleasant Ridge— B then some of the fringes are C-ish but still solid neighborhoods. 

Avondale it really has some D... but then you go to North Avondale and I know a lot of families are moving back because of the magnificent architecture and manor style homes..... so even within Avondale it’s not cut and dry C/D.... there’s actually quite a bit of money in parts of North Avondale.

@Brianne H. Northern Kentucky has a lot going for it....the neighborhoods I'd look at are Newport, Covington(norther of 10th St), and Bellevue.... lots of development, bars, restaurants, etc. Also, these areas are closer to downtown Cincinnati than most neighborhoods in Cincinnati. Anywhere in the urban core of Cincy, you'll be likely dealing with 100+ year old buildings, so be sure to know what you're getting into, with inspections and such.
