I have SFH currently rented to 4 chemical engineering students at the university of cincinnati. It's a 5 minute walk to campus and a five minute uber to Over the Rhine(hipsterhangoutcentral)- https://www.nytimes.com/interactive/2017/08/17/tra...

There is a value add compenent in that for about $5,000 you can turn a former basement music studio into another legal bedroom ($450-500/bed)because there is a basement walkout.  There is also a bathroom downstairs that can be updated for a 3rd bath.  In a densely populated area- it has parking in driveway +detached garage for about 4-5 cars. 

CENTRAL AIR- 

Have not had a vacancy in any of my units including this one- lease ends at beginning if next school year- so more students/young professionals can love in as soon as others move out . 

Also, I pay 0 utilities. Just insurance and taxes.
