Do you invest in the East or West side of Cleveland?

We stick to the surrounding suburbs on the east side like south euclid, cleveland heights, Shaker heights, and University Heights! About 60% of them are Cleveland Heights though thats our bread and butter.

hi @DeAnna Overton! I'm a little confused by your question. Are you asking about purchasing a property with tenants inside and evicting them so you can move in yourself? 

As far as reliable sites it's most of the ones you know like zillow, redfin, realtor etc etc. Most agents will list their properties on there so you'll be able to see newly listed properties. I would also recommend getting on the mailing list to some wholesalers and agents so they can send you their deals directly. Although if you're gonna go through a conventional loan, most wholesalers won't accept that.

All of our insurance quotes so far have come out from $900-1200. Our properties so far have been about 60% multi and 40% single families. We're in Cleveland just as a point of reference!

@Leo Padilla welcome! I actually live in San Bernandino County (Chino Hills to be exact) and invest in Cleveland currently! If you're going to be working with an agent just make sure to have your ducks in a row and know exactly what you want. Of course they're there to help but there's so many tire kickers that reach out only to do nothing. Know your areas as well! You can find some threads on here about the areas people like and what you can find in each area. Feel free to ask if you have other questions!

Hi @Courtney James! My partners been investing in Cleveland for about 4 years now and then I've been investing there for a little over a year. Experience has been great so far, we're about to sell a flip we're finishing up, have a rental and just closed on another 4 properties that consist of 3 rentals and another flip.

My biggest advice would be to look back through the forums because this question has been asked many many times. I don't mean that to be rude I'm just pointing  it out to say you'll be able to see every possible risk/benefit associated with investing local as opposed to out of state. Always depends mostly on risk tolerance and capital! Good luck

@Ivan Franco no that was my mistake! Just as an FYI there is a part of cleveland literally called East Cleveland which is like a D neighborhood in most areas and I thought that's what you were referring to. The cities east OF cleveland aren't bad though. We just signed loan docs on a duplex in South Euclid and were in talks for a flip in bedford heights till the seller backed out. And there's areas of West Cleveland that has gone through the roof but most areas (besides ohio city, tremont, and kamms corner) you can still find homes for 60-90k pretty easily. Granted they might need some work but can find some that are pretty decent.

I'm going to comment so I can follow the thread. I know people who flip mobile homes elsewhere but i'm really interested in seeing if anyone does it here in California, especially OC and LA.
