Yea we've had to get creative when writing our MLS offers and even then we get outbidded a good amount of the time. But the point is to keep making offers and go through the ones that have a week or 2 on the market and are past the initial offer frenzy.

We just got another flip offer accepted on a short sale in Cleveland Heights so we're just waiting on approval from the bank.

@Ondrej Brown yea our project manager has been mentioning to us that its been harder to find good laborers lately. Doubt many of them are on bigger pockets too

So far so good! We got one of our duplexes rented before we even finished construction and then another single family we have was swamped with the amount of responses that we got for it. Cleveland home prices are extremely affordable when you think about it, we're in the nicer suburbs like South Euclid and Cleveland heights and even then those rents are $1250/side for the duplex and $1550 for the SFR. Cleveland proper you can easily find a nice place for $800/900 a month so I don't think there will be much issue finding tenants.

Welcome! Biggest question is going to be are you sticking locally or going out of state? And that's great you already have your foot in the real estate world! Now time to switch the lenses and look at things differently.

Is there a reason you want lakewood specifically? @Greg Z. Because @James Maradits is absolutely right. Lakewood is an extremely popular area where you find SFR/Multis that are much much higher than your average Cleveland neighborhood prices which cuts into the cash flow. We're purchasing multis anywhere from 80k-120kish in the east cleveland suburbs so our cash flow looks great on paper and we'll see once we get them occupied. Those same multies in lakewood would probably be 50-80k more expensive depending on condition. We like looking in lakewood for flips but not as much for rentals.

There's been a few posts lately about contractors/subs in Cleveland which have gotten no response. I think there's a lack of laborers at the moment unfortunately. We're looking for more workers as well.

and yea man that's just going to happen. Columbus is super hot right now so agents there got the keywords on LOCK lol but anyway, we were in the process of purchasing a whole 14 property portfolio in maple heights but it fell through. We don't really look at garfield heights and then we never look at East Cleveland. We're in south euclid, Cleveland Heights, University Heights, and Shaker Heights.
