If it's in the suburbs I would assume there's a POS inspection right? That should outline most of the problems with the home so if everything checks out no reason to be weirded out. Most sellers in a wholesale deal will look to close quickly.

Yes sir! We just had our meetup last Wednesday and the next one should be again on the last Wednesday of this month

Wait the purchase price was $85k and the appraisal came back at $29k?? Oh hell no that's criminal right there. Do the comps support that??

It's usually a mix. We were holding meetups here in Orange County for about 6/7 months leading into the pandemic and we always got a mix of people barely getting into real estate, people kind of involved own a property or 2 and then a handful of people that have been doing it for years and have many properties. You just have to talk to people and get to know them because you never really know. 

Usually, these meetups have a majority of new people getting into the industry and they're the ones that ask the most questions so it just seems like it's all newbies but the vets are in there.

And does the 70% rule change higher or lower in the IE??

I'd keep that rule the same regardless of where you are. The only reason it might change is if your investor's criteria are different.

I'd say the inland empire has more opportunity right now and less competition compared to LA and OC but they're all gonna be difficult to break into. Just gotta keep trying and network well to find buyers and sellers.
