We've been investing there for about a year and a half and had no idea about the opportunity corridor so that was a pleasant surprise as most of our properties are in the east suburbs. Thanks for the info!

That would depend on the auction process. We come across a lot of foreclosed homes but we do it mostly through the online service's like auction.com or xome.com and those do title check themselves and let you know if something comes up when you're in escrow. Any idea what the process your auction is? Just straight cash and close I'm assuming?

Hi! We do have experience in Cleveland mainly in the east side suburbs (Cleveland Heights, University heights, Shaker heights, South euclid etc).  We currently have 8 properties in those areas and then 1 in Lakewood and of those 9 projects 5 are multi families.

Hello! Yes it is. We've had many properties under rehab at the during the pandemic and it's been business as usual. Pulling permits can be slowed down due to the offices being closed and we did have a bit of trouble hiring more workers about 2 months ago but lately it's been moving a lot better. We do construction in house so unfortunately I can't recommend anyone but I can say to stay away from WedoallLabor LLC and Ready2sell llc. I'm sure theres many many more to avoid in the area but those are 2 I can help with

Most meetups at the moment are over zoom which can make networking a little more difficult but I would suggest doing that first. Another suggestion might to come up with any questions you have and simply message different investors you come across on bigger pockets so you can even get differing points of view. I know me and my partners are very receptive to people reaching out and asking questions and thousands of other investors on here are as well. Any questions feel free to reach out! Good luck

Last couple comments are correct. Suburbs seem to fair better due to the higher price points. We've done flips in Cleveland Heights, University Heights, South Euclid and have one going on in Lakewood at the moment. POS will be something you have to deal with unfortunately.

and you don't need anyone else in the process but seeing you're out of state like we are, having someone that can go check out houses before you bid on them would probably be a smart move.

Yes it's online now we've been bidding on a few properties. They make you deposit $5k for every property you wish to place a bid on and then you submit a proxy bid which has to be your highest and best. 

From there the highest and best wins and they count your bid as $100 over the second place bid. So for example you win at $50k and second high was $45k then they count you as highest and best at $45,100.
