Hello everyone! I'm an out of area investor that is looking for recommendations for general contractors in the Fairfax area. We're in southern california area but have acquired a property up there so we're looking for references to good investor friendly contractors. Even if they're close to San Francisco it's okay as long as they don't mind the drive. It will be a rather large project so recommend the best you got! Thanks guys.

In orange county, the majority of multi-families are in the older areas like Santa Ana, Garden Grove etc. or the coastal cities like Newport and Huntington which are of course much more expensive.  Still can't promise you'll cash flow but you will at least get a good chunk of the rent paid for. What price range are you looking at and how quickly are you looking to make a move?

WOW. Special situation here that's for sure. I would personally say, and I will probably be in the minority I feel like, but keep it. If you really got it at a price that is unheard of for laguna beach then I think breaking even on it in the meantime is worth it. Coastal properties hold their value extremely well and will only keep going up. 

Now with that being said if you were interested in cash flow you could easily take that 200-300k and invest into something with more units either here in CA still or buy something much larger in the midwest somewhere. 

But if you love that property, could live with the earthquake risk and don't mind waiting for the inevitable appreciation I say hang on to it.

Hi Wendy! No idea if you decided to sell or simply rent it out but when you made this post(5 months ago) there was absolutely a slowdown going on. The days on market and inventory on the market heading into 2019 was the highest it's been in many years. Now with interest rates at the lowest they've been in 14 months and summer coming up the market is picking up a lot. What did you guys decide to do with the condo?

Hey man welcome to bigger pockets! This is an amazing website to be on. As far as investing here goes, it can definitely be done. A lot of people are much more down on it than I am. I think if you go into the investment knowing your money isn't going to cash flow as great as other states but will more than likely appreciate pretty well (if you're holding long term) then you're fine. The first property that I'm purchasing next year is going to be a multi-family in one of those areas that you described( i currently live in chino hills) and while I house hack I know I more than likely won't cash flow but even if it just cuts my rent to $500-700 or so, in CALIFORNIA and while owning a $600k asset? I'll take that as a win. Just my two cents.
