Just like @Account Closed mentioned sometimes the POS can be a blessing in disguise. With our last purchase, also in Cleveland Heights, they found lead in the home and we were able to negotiate a 12k reduction in price! So sometimes it works out. Congratulations and hope it's smooth sailing from here!

Wow I didn't realize Orange county did that till right now. As an agent we can look it up through the MLS. In your case I would recommend trying out deal machine, land glide, or the driving for dollars app. Don't believe they're free( might have free trials) bu they do get owner information so that might be your best shot. If you're going into any other county then yes usually the county website the easiest option.

Hi Christopher! I know you already signed up for classes so it might be too late for this but I wouldn't recommend getting your license if that's going to be the only reason. Are you going to be purchasing many homes throughout the year? 

I could be wrong and cleveland licensing is inexpensive and not too time consuming but I just know here in CA it was probably close to $2000 total after association fees, lockboxes, exam fees, monthly dues at the brokerage, etc etc. And thats of course disregarding the time spent in class and studying for the exam and putting the pressure on yourself to properly know the ins and outs of the contract since you will be representing yourself.  Just my two cents!

I would say stop by to our meetup and although it is centered around out of state, many people with different investing focuses come by so you will find someone you want to ask a 100 questions to and it's always good to network. The only issue with agents and why we never rely on them for comps is first they have to know how to properly run them or else they'll be no help, and secondly because of time. If you need to make a quick decision on a property, last thing you wanna do is be waiting for an agent to send you their info. 


I suggest using zillow as much as possible. If zillow is missing info then you can cross reference on property record sites and also consider getting some like propstream where you can run comps and they do a good job of organizing it. 


That is going to be the best course of action until you build a relationship with a realtor to where they might give you MLS access and you can just log on and use it yourself.

Those are areas that we invest in. Just purchased a home in Cleveland Heights about a month ago and we're now looking at another one in lakewood. Can't go wrong with any of those imo.
