I agree with Cody, depends on your goals as well as to consult with an attorney to discuss what you're looking for. However, from my personal experience it's always smarter to go with LLC for liability issues.

Buy it. You can always get them out and fix up the place but if you move on and someone else buys it now you missed out. And since you're holding long term, a little more budget upfront will pale in comparison to the appreciation you will attain down the road. Best of luck!

What tips are you needing? I had a property that was an hour from me. I hired a GC I knew and could trust and limited my trips to about once a week. I guess my tip would be to find a General Contractor who's work you have seen and who you can trust running the project on their own.

Finishing up my AirBnB but still struggling with coming up with a solid timeline for projects for my contractor. Does anyone have something themselves or something they recommend that I can use to schedule a timeline with my contractor for projects they are working on? Anything helps, thank you!

Hey Sarah,

    People backing out of contracts last minute isn't super uncommon as similar situations happen. I would say that the seller could pursue legal actions for specific performance but a lot of times they will just keep your earnest money and move on. I can't say what the seller will do but from what I've seen, they just keep the earnest and find a new buyer.

I agree with Jonathan, virtual wholesaling seems great as you can do everything from your computer but often times your ARV, Rehab are way off as markets have different pricing. Adding to what Andrew said, Texas is a non-disclosure state so websites you might be thinking to use like Zillow and Redfin have their pricing way off. I would start with your local market and make connections. Virtual wholesaling is usually a big waste of time.

Depends on how much you have? Do you have 10k, 50k, or 100k that you're not sure what to do with? If it's anything less than 15k I would make sure my credit is good and start reaching out to your "team". If you have more than that, depending on where you live, you could possibly House-Hack and buy your first investment property. Look at buying a multi-family like a duplex to live in one half while renting the other side out. That would be my opinion but again, I don't know where you're located or how much cash you have.

Hey Mason, I have my license here in TX and it was pretty quick. I took my license online and took Aceable which I highly recommend. I also recommend doing the class online and not in person as you can go much much faster. Here is TX you need 180 hours which is a lot but when it's online you can fly through it ha.
