I would agree they don't have anything against wholesalers but rather common issues wholesalers cause. I actually buy properties from wholesalers and often times they are way off of their numbers. I'll get a 3/2/2 that's a 1930 build and they are using a 3/2/1 2021 build as a comp. Or they will tell us rehab for a property is around 20-30k when it's really about 65k. So again, I wouldn't say they are against them, but see some common issues they bring to the table.

I hear from some people to buy an LLC for each property you own and some have said to buy just 1 LLC and you're fine. I'm just curious as to what you guys think? My personal view is buy an LLC for each because if anything happens it's just that one property and not the whole portfolio but wanted to see what other's thought.

I agree on waiting. I work for a wholesale brokerage in Dallas and what I tell my investors to do is buy using Hard Money, fix it up, then refi right out of it into a traditional loan and get some of your money back that way you don't just completely drain your account. Rates are obviously higher, but when you buy it so cheap and fix it up, the numbers still make sense. So that's another route you could look into, buying a distressed property with Hard Money then refinancing.

Personally, I'm a fan of holding onto a property then leveraging the equity from one asset to acquire the next. I know some investors who have been in the game for a while who kick themselves for selling a property they once owned and now see how much it's worth.

Got a property located in Dallas county that is a burn out and will need permits from the city. Anyone in this market dealt with a property that needed permits? I'm just curious how long that process will take and if there is a way you can speed it up? This is my first time so not sure exactly the whole process. Thanks!

I've been working with a lot of investors here in Dallas, TX and wondering what an investor is looking for in an agent. I'm really just looking to get better so any input helps. Being responsive is something I would think would be at the top of the list but seeing what others thought!

I would definitely recommend looking for a multifamily to house hack. If you buy a SFR then you can only use appreciation on it (unless you rent out other rooms) but with a multi-family property, you get appreciation as well as having your mortgage paid for. My two cents.

You could just get it under assignment then sell the assignment.
