How long did it take for you to buy your first multi-family property? Did you start out with SFR then move to MF or did you go straight to MF. If you have something larger than 6 units, how long did it take to acquire that property?

I'm curious to this as well. I see zoning is the number 1 problem, how much does it cost to build one of these?

Never thought about that duplex idea Scott but I like that idea. Ryan, I was thinking even with supply being limited right now you could still get it done for 90 but I've never built, but maybe with permitting and hidden costs I could see that higher estimate. This is a build and sell project as it's an investor I'm working with Lucia.

Experienced investor, not sure how many they have actually built though. Lot has a small house on it that would have to be removed. Lot is good size and pretty much ready to go, would have to remove one tree other than that, lot would be leveled and ready to go.

I'm trying to budget a project for an investor on building a house from the ground up. The house is not located in the best area of Dallas and so I'm thinking of a brink front with wood siding and making it around 1500 sq ft. ARV has it around 240k with sq ft and it being a 3/2/2 and budgeting 90 dollars a sq ft to get the project done. Do you think that would be a fair price to budget for a new build in a "not so nice" area?

I would suggest to stay close to where you are if you are considering investing out of state. Especially since it's your first one, I would recommend staying within a few miles of where you are located.

I have some investors tell me they are seeing a slow down in the market and that it's not as "hot" anymore. All I see, is it went from an "unbelievable sellers market" to a still "very good sellers market". I'm curious as to what others are seeing and if they think they are seeing a slow down in the market?
