Ya, no matter what, the time to buy real estate is now and I think based on the strength of the market like what Taylor was saying, DFW is going to be strong for a while. I think overall it's a persons excuse to avoid investing from their fear. Thank you everyone who took time to reply, I really appreciate it.

I have spoken with a few people who told me they are waiting for the "bubble" here in DFW to pop before they start investing, but I'm not seeing that when it comes to real estate. Too many people are moving here and there's literally no supply so anything that hits the market, gets picked up quickly and it's not like '08 when there was excess supply and if you had a pulse you could get a loan.There's inflation happening but real estate is one of the best hedges for that, so I'm not seeing any reason not to invest nor am I seeing a bubble. Is anyone seeing a bubble when it come's to real estate?

Depends. I would reach out to some lenders and see what they offer and what they will cover. And like Bruce said if you do some of the work yourself it will save money, but if you're looking to hire out for everything I tell most people they need around 60k to be comfortable.

I would reach out to an agent that you want to work with and tell them what you're looking to accomplish and they will be able to connect you with the appropriate lender! Congrats and go have an awesome 2022!!

You might already have a portfolio and you're looking to buy x amount of houses this year. Maybe you're looking to get ahold of your finances. Whatever your goal(s) are I want to know! I was wondering if there is a syndication out there where you don't have to be an accredited investor? If so, what's the minimum, are those funds pretty good? I've always loved the idea of syndication and wondering if I can join one early on. If you know one, any info or link would be great, thank you!

I would update the kitchen with new cabinets. You can just get new doors which will help a lot along with that, you will attract higher quality tenants and can charge a little higher premium if you make it look nice (biggest draws tend to be kitchen and bathrooms). This is my opinion though. Congrats on the first rental property!!

Do you still try to buy at 70% of the ARV minus repairs or can you buy higher with this strategy?

I just had dinner last night with a gentleman who does seller financing and to be honest, from what we discussed, it seems like a really good strategy. My only thought was you can't seem to scale as quickly as other strategies but your ROI is amazing. I'm curious as to who here is seller financing and how has it gone for you? Do you still do other strategies or do you stick strictly to seller financing? Is it really as good as it sounds?
