what markets would you all say to look into turn key properties??? I live in Southern California so something no more than a two to three plane ride or a five hour drive. Any companies you have use before with success?

I noticed that some members of this site have businesses selling cash flow properties. In Texas, Memphis or some other place. Are these people legit? I also hear a ton of people saying to do everything yourself (Finding deals and the like) Has anyone worked with these companies? Any reviews or comments????

Guys I love the comments. I have been a part time realtor for the last 3-4 years. I got the sense that flipping in the CA market was over. I mean I feel like the door for flipping in the CA market was closing. I am also hearing that this may not be the case in the CA market? How do I get these deals? How do I start marketing to get these clients? Is there a plan that people have used with great success?

Being a realtor we had similar plans (1 mail contact once a month, Newsletter once a quarter, etc) I am most excited because this business advice does not just seem like an "info-mercial" It seems like their is a recipe for success. The things I have read before this site seem more basic information with no real instructions or guidelines. I feel like many of you are doing this as a real business, gaining finical freedom!

For me it is very scary to take the first step. I feel like when I make a move I have to have all the information before I make it. I believe that I can be just as successful as you people. I'm excited!!! Thanks for your help:)

J sounds like a plan. Would the income from the 4 plex cover the mortgage at that low of a down payment? Where would you buy? I also know that my monthly income goal is in the long term…real long term, but I gotta start small

Friends, I'm new here and I have caught the bug. Thank you for the vast amount of information. I have about 100k to invest and want to know how best to invest. I am a bit more in the buy and hold cash flow direction. I live in southern ca so prices are sky. What would be my best bet. It sounds like a lot but my goal is to get 6k of income a month. What are my options? How would you do it? I am not afraid of investing out of state but I am a bit nervous of the details.
