A rental payment is confortable for me at $!550 I am nervous at $2500. I do have plenty of reserves though.

I have an opportunity to buy a SFR with a small inlaw house that is rented at $1000. The house is in a great area with great schools. My current house, I bought about 3 years ago and I have about 70-90k in equity. My payment would go from $1550 to about $2500.(Sale of my current home 350K to buying a new house at $450k) This is my family home so I understand that it's not really an investment. Do you think I should move on it? Their are very few homes in this area that have a back house.

PS My wife wants a good school area...

I was wondering if using the 50% rule would apply for a small 500sf back house? Would I be able to go higher depending on condition?

I'm thinking of a buy and hold strategy. I have to look at cities like HEMET, SAN BERNARDINO, APPLE VALLEY,etc. Do anyone have some good advice on some of these cities or other cities with real estate that is more affordable? I want to buy something in the range of 80-130k I am also open to traveling a few hours from the Los Angeles area for my rentals. I want a good tenant market is possible. Advice?

Friends, I bought my home last year in California. I bought at 260k and now we are at 375k more or less. Should I try and trade up to a 500k duplex? Would it be worth the trouble? Not sure how to classify this(buy and hold?) Thoughts...

Michael what cities are you finding deals? I'm new and want to start out in Calfornia too
