Rent are as good as gone. (Don't even get me started on erentpayment.com and the money they took from me)

Move forward. 

FIRE the old company (ABC) immediately and take control of where those rent check go to. Hire a highly rated realtor in the area if you cannot do this work yourself.

***Never ever let a third party "hold" or process your money. Rents should always be deposited into your business account directly.    

Rent is due on the first.

Late fee on the second with a notice to pay or quit.

Its your business, make that money $$$$$$$$$$$

Re-negioate

We are at or close to top market.  

Find something that will give a better yield.

At the core, I just don't like other people in control of my money.  

Charge more money for the extra dogs.  Take a year rent up front so long as he can pass a credit check

I don't like my tenant, I give them a 30 day notice at any point. BYE BYE!!! 

Most people don't like to move much. My first rental has a the original tenant from 10 years ago. He is on a month to month...
