You have to commit to learning about the market just like you would in Chicago. Home prices may be cheap but you have to run the numbers and see if the cash flow makes sense. I don't think it's a bad idea though! I have considered it myself

I agree with what @May Aunaetitrakul said about the cheaper properties going fast.. I mean literally days. But that doesn't mean it's not possible and there's some other great areas we focus on that could be alternatives. Let me know if there's anything I can do to help and welcome to BP! It's a great resource with great people. I can also recommend some lenders if you need

Haha Jeff B, "the pet must be removed" ... ?! You can't just tell someone to get rid of their dog like that! Dogs are people's best friends.. it probably keeps this old 90 year old woman company.

Numbers aside, and it may be a sunk cost... I'm not sure I could sleep at night knowing a 90 year old woman with no one to help her is living in those conditions... ... just saying.

Hey Joe ! Welcome to BP!! I'm also in the Chicago market. And great idea on learning more about your area. Chicago is huuuge and each individual neighborhood can be totally different. I agree with John Warren, getting set up on a search is great and I do that for myself. You can look at properties that come onto the market in the areas you're interested in as well as look at contingent, pending and closed listings. Also agents get access to some other stats from the Chicago Association of Realtors and your agent could send you some of that.

@Ryan Johnston we don't necessarily have "case studies" right now - but we had talked about putting one together actually the first week of January just for practice. I will talk to the team and make sure they're okay with it, but I can definitely pass it along to you.

Agree with @Jeff Burdick... we focus primarily northside - irving park, edgewater, jefferson park.
