I agree with everything Arpan Patel said .. you will definitely need a lawyer to help with the operating agreement and I recommend the series LLC

I think building could be great if it's in a good area. Every place I've followed on the north side that gets built rents out/sells really quickly. What area are you building in?

Richard Anderson the HELOC will change the DTI but the lender might be able to help you choose which company to use and also lay out your strategies for you, so it wouldn't hurt to talk to a lender first either way. Let me know if you need a recommendation on a lender

Nisrin Martin a bit off topic but I just saw you've passed level I and II of the CFA .. me too !! Taking level III in June 2017. It sounds like you're on the right path, but also don't go get all these designations and take all this courses because it is more of a shotgun approach and could be a waste of money. Like some of the other responders said, experience is key. Designations are cool but can only get you so far.
