Inherited tenant of 30 yrs wants me to renovate?
So we inherited a tenant who has lived in the same unit for over 30 years and the place smells like feces, urine, among other things. Shes an older woman in her 90's who can't really take care of it herself, and clearly her family hasn't been helping as much as they should have. Long story short, we took ownership of the property and with the other units vacant we have renovated them as the previous owners didn't touch the place for the entire 15 years they owned it. The first request was for my tenant to move into the newly reno'd larger unit while we fixed hers up. No chance, since we rented it in a week for 2x her current rent. Now her family is asking us to come in and tear up the stinky floors and replace the old dirty cabinets to have her move back in with her 12 year old yapping dog, that has one point or another gone in the house but we can't say for certain if it still does. Is it crazy to go in and fix up, (but mostly clean out and replace flooring) her unit while she moves out for a month only to move back in? We would keep costs to a minimum and only replace items that must be. The UP side is we avoid a TOTAL renovation of the unit which would take time and money. I'm back and forth and need some input. I tried to keep the post short but give as much detail as possible, so if "it depends" I'm happy to provide more info.
Upon "renovations" we would possibly raise the rents, and I also have been thinking about requiring a professional cleaning company to come in every month to make sure it's being kept clean, etc.
