I’d suggest not doing business with realtors unless you have solid connections and are well experienced in the field. Your job as a wholesaler is to find properties off market, not listed with profit to be made if the numbers are right. Don’t cheat the process as a wholesaler if you didn’t find the deal yourself.

Greetings from New Jersey, A seller I contacted through my probate marketing campaign has recently got back to me and revealed he has a reverse mortgage on his property and wishes to get rid of it and claims he wants “nothing” to do with it. The property’s ARV is between 133-141k single family home with me setting out to view the property on Monday for a repair estimate. He claims he needs to get the papers to find out how much the reverse mortgage is so that leaves me with my question. I’m not familiar with reverse mortgages so should I treat this like a lien or loan and also would you move forward with this property? I don’t want to do a undoable deal but I will pursue no matter how little the profit if there is to made depending on the reverse mortgage

Hello BiggerPockets, Would you deem it a gamble to take out a 1,000$-3,000$ personal loan to run a marketing campaign for your business via yellow letters, bandit signs, driving 4 $$, etc? I originally planned on doing 100$ monthly on a yellow letter campaign but can’t seem to shake this idea? The only thing is I’m not so big on debt, would you yourself do this with a low budget to fund a marketing campaign? Thanks

Doug Price Phenomenal results. I'm relatively new to this strategy of mailing and would like to know how you go about it. How much did 1,800 letters cost to ship? How did you make the copies? What color envelopes did you use? If you could give a more detailed view on your strategy, that would be well appreciated.

Hello BiggerPockets,

I've recently received a phone call from a potential seller replying to probate call I made earlier in the week. The person stated they wished to sell the home due to mothers medical bills. I ask if they listed to which they replied "No". I'm preparing to do my online diligence to before I view the property tomorrow. I'm actually pretty nervous because this is the first time a person reached out to me to sell their home. I wish to perform a proper viewing and would like to know what people typically look for while performing a walk in? I also plan to take pictures and videos as well. Thanks!

Hello BiggerPockets Community,

I'm looking to find out where I can put additional income from my day job in wholesaling to eventually quit my day job. With finding motivated sellers in North New Jersey being my biggest problem, I'm looking to find lucrative ways of investing my money to make that job much easier which is still pretty hard in this competitive field. If anyone happens to have a subscription system or any money generated lead finder that happens to further your business I would be more then willing to give it a try. To give you a basic gist I'm willing to invest up to 500$ monthly. It could also be things as simple as bandit signs or mailing systems which I would love to hear your response/success rate with them as well. Thanks!
