First Distressted Seller?

Hello BiggerPockets,

I've recently received a phone call from a potential seller replying to probate call I made earlier in the week. The person stated they wished to sell the home due to mothers medical bills. I ask if they listed to which they replied "No". I'm preparing to do my online diligence to before I view the property tomorrow. I'm actually pretty nervous because this is the first time a person reached out to me to sell their home. I wish to perform a proper viewing and would like to know what people typically look for while performing a walk in? I also plan to take pictures and videos as well. Thanks!

You just have to do a walkthrough as if you're an investor/buyer and determine the condition of the home so that you can come up with an intelligent valuation.  You should have a rough idea of the prices in the area before going over there. If you have time, see if you can dig up lien information on the house. At some point, you'll have to validate that the person trying to sell the home actually has the authority to sell it.
