Hello BP, how would I go about getting my eviction court attendants list as I see this is a potential way to find motivated sellers? Since I live in NJ, Im wondering if the nearby Hall of Records contains this information. I go to that court house mainly to get probate leads so would that be a good place to start?

Hey Biggerpockets community! My name is Jack LaGuerre and I'm a young 18 year old North Jersey wholesale investor starting out seeking mentorship from anyone willing to offer. I'm completely open to new ideas and strategies that will lead to successful ventures in these coming of days with proper guidance. I've been wholesaling for 6 months going on 7. I haven't completed my first deal yet but had 3 successful contracts undergo signing only to fall short due to buyers opting out and etc. I'm mainly in the Essex County area and would like someone who is familiar with this area if possible. Greetings from New Jersey,

I've been in the game for about 5-6 months as an wholesaler and have had my fair amount of realtors sending me property. I never bother to pursue these properties but still view them anyways. I know it would be hard going through a house with a Realtor but can anyone explain why it's typically so hard for Wholesalers to purchase their properties? At least 2 reasons if you can.

Not saying they aren't any posts about success stories in Nothern Jersey but I want some stories reflecting your first official flip and the process of how long and what you went through getting it done. Your resources, how you found the deal and your financial standings at the time. Also your failure rate before actually getting it done if you had one as well. Looking forward to reading them!

Hey BiggerPocket Community, My strongest strategy at the moment for locating properties in Northern Jersey is probate leads. I'm wondering if this is a successful strategy for other wholesalers in Northern Jersey specifically Essex County doing wholesaling. I'm looking into other strategies such as direct mailing but the thing is I'm wondering how do strategist who use direct mailing do massive amount of mailings in one go. What would be the process and budget to that? Also would colored envelops be a good way of catching a distressed owners attention? Specifically blue. Looking forward to seeing your responses!

I've started probates about a month ago. I definitely feel as I'm improving with every case so I expect some results soon.
