Is wholesaling really the easiest way to get into real estate investing?

personally can't think of a tougher way to start in real estate.

to be successful you need.

1. Money to pay for direct mail

2. ability to figure out who to mail to

3. enough money to do your campaign at least for a year.

4. Decent transportation to get to the properties.

5. a very good understanding about how escrows work.

6. Mad sales skills remember your sweet talking someone out of their equity.

7. Ability to do comps on properties that are real.

8.. some knowledge of construction  ( although real buyers are not going to believe you anyway on rehab numbers)

9. Great inter peronsal skills communication skills to go along with sales and closing skills.

10. the desire in many state to do something that is NOT legal.  IE marketing a property you don't own and I know others will say your selling a contract but that's BS we all know your selling a house.

so you can take a shot if you can do one or more of these things.. 95% fail in the first 60 days.. but like others said give it a shot if you like.
